INSURANCE CLAIMS & ROOF SCAMS

ATTENTION HOMEOWNERS!!

ROOFING & INSURANCE SCAM WARNING

THE DFW ROOFING BUSINESS, IN A NUTSHELL, IS NOT ABOUT ROOFING AT ALL. IT'S ABOUT WALKING AWAY WITH ALL OF YOUR INSURANCE MONEY.

High winds and hail storms frequent the DFW area quite often. In doing so, some of these storms can damage thousands of homes in their path.

However, local municipalities are warning DFW residents to be on the look out for both "local" and out of state contractors, knocking on our doors in pursuit of insurance claims against wind and hail damage.

    BILLION DOLLAR HAIL SCAM

Chasing hail and wind storms in pursuit of insurance claims has grown to become a hundred "BILLION" dollar industry nationwide and an overwhelming concern for all Texas residents.

Nearly all roofing companies and General Contractors in the DFW area are simply after all of your insurance money. They are not actual "hands on" roofing installers or General Contractors with your best interest in mind.

It usually starts with a knock at the door, post cards in the mail or constant phone calls from commission sales people pretending to be contractors in your area offering free roof inspections after a recent hail or wind storm.

AFTER THE ROOF INSPECTION YOU ARE TOLD:
(1) Your roof is a total loss from hail or wind damage.

(2) Your roof needs to be covered with a tarp to prevent leaking

(3) They offer to cover the roof with a tarp for Free.

(4) They offer to meet your insurance company and get everything approved for Free

(5) They promise to complete all the work for nothing out of your pocket.

(6) They claim to be "General Contractors" and will handle all the repairs. (roof, gutters, window screens, fencing, etc..)

This all sounds pretty good. Right?

WHAT THEY ARE NOT TELLING YOU:

  • YOUR ROOF MAY NOT EVEN BE LEGITIMATELY DAMAGED BY HAIL AND WIND AND "MAY NOT" BE CONSIDERED A TOTAL LOSS BY YOUR INSURANCE COMPANY.

(This is a great reason for a second opinion. Homeowners need to be 100% sure of the damage before filing an insurance claim. Do not just believe the 1st person that gets on your roof)

  • THE LEAKY ROOF TARP SCARE
This is a "Foot In The Door" sales technique used by aggressive salespeople in an effort to close a sale and lock homeowners into a contract on the very first meeting.

(If a homeowner feels that their roof may start leaking at any minute, it puts them into a panic, where they are more likely to sign a contract in order to have their roof covered and feel safe again. Do not be fooled by the tarp scam.)

  • YOUR ROOF IS MOST LIKELY NOT ABOUT TO LEAK.

(Even if shingles are missing or have large hail damages, roof systems usually do not immediately start to leak. If you believe that your roof may leak, call at least 1 other roofing company for a second opinion before you sign anything or agree to hire anyone.)

  • IF YOUR ROOF IS LEGITIMATELY DAMAGED, DO NOT ALLOW CONTRACTORS TO FILE YOUR CLAIM WITH YOU AND DO NOT ALLOW THEM TO MEET WITH YOUR INSURANCE COMPANY ON YOUR BEHALF.

(Filing your insurance claim is a 5 minute phone call to your agent. You do not want a contractor gaining access to your personal information or to know how much you are being paid by your insurance company.)

  • INSURANCE CLAIMS CHASERS ARE NOT REAL "GENERAL CONTRACTORS".

Real "General Contractors" do not chase storms or knock on doors asking for your business.

Storm chasers and commission sales people knock on doors and chase hail storms.

THEY WANT ALL YOUR INSURANCE MONEY!!

  • IF YOU HIRE THEM, YOUR PAYING A MIDDLE MAN DOUBLE FOR DOING NOTHING.

Most of these companies do not even show you a written estimate. If your insurance company agrees to approve the hail claim, the "insurance claims specialists" and storm chasing contractors are charging your insurance company double to hire the same local roofing, gutter, window screen and fence contractors you could have hired yourself, for half the cost.

In most cases, the roof is the only thing that actually needs replacing or repair. You could save the extra insurance money for a rainy day instead of giving it all to a contractor.

IF IT IS NOT REALLY BROKEN, DON'T FIX IT!

Just because your insurance company paid you for small dings in the gutters, doesn't mean that they need to be replaced.

Early Signs of a Scam!

IT IS VERY EASY TO IMMEDIATELY IDENTIFY STORM CONTRACTORS AND SALE PEOPLE WHO ARE AFTER ALL YOUR INSURANCE MONEY!

They all use statements like the ones listed below:
  • We will meet and work directly with your insurance company for "free" and do all the work at no cost to you. (This is a scam. Demand a written estimate and give us a call for a 2nd opinion)
  • Insurance companies don't pay enough money to get the work done, so you will need us to handle the claim for you. (This is a scam. Demand a written estimate and give us a call for a 2nd opinion)
  • What ever your insurance company agrees to pay is what we charge. (This is a scam. Demand a written estimate and give us a call for a 2nd opinion)
  • We are insurance claims specialists. (This means they are masters at ripping off your insurance company. Demand a written estimate and give us a call for a 2nd opinion)
  • We are storm damage experts. (This is a scam. Demand a written estimate and give us a call for a 2nd opinion)
  • We need to see a copy of your insurance papers. (This is a TOTAL SCAM!! Any contractor that asks to see your insurance papers should be immediately asked to leave the property.

Always demand estimates (no matter what)

HONEST CONTRACTORS DO NOT NEED TO SEE COPIES OF YOUR INSURANCE PAPERS AND WILL ALWAYS GIVE YOU UPFRONT WRITTEN ESTIMATES!

COMMISSION SALES & THE NUMBERS GAME

DFW Contractors employ and pay aggressive sales people HUGE commissions to run out after a storm, knock on as many doors as possible, do as many tarp repairs as possible and meet with as many insurance companies as possible ALL IN AN EFFORT TO WALK AWAY WITH AS MUCH INSURANCE MONEY AS POSSIBLE.

They know that if homeowners allow them to meet with their insurance companies during the roof inspection, most homeowners are naturally going to feel obligated to then hire that contractor for the work.

SLOW DOWN HOMEOWNERS!! GET AT LEAST 1 OTHER OPINION AND A WRITTEN ESTIMATE.

YOU COULD HAVE MONEY LEFT OVER OUT OF THE CLAIM INSTEAD OF GIVING IT ALL AWAY!

IT'S YOUR MONEY! NOT YOUR CONTRACTORS!!

THE TRUTH

Contractors have absolutely no say over whether or not your insurance company is going to approve your damages for full replacement and should not be trusted to represent you.

99% of the DFW contractors that come to your home to inspect your roof are not actual roof installers or hail damage experts.

They are commission sales people and/or storm chasing contractors, rolling the dice with your claim, hoping to profit big money if the claim is approved.

THEIR OBJECTIVE

If the claim is approved, they want to be there to immediately lock you into a contract and keep all of your insurance money.

All without ever showing you an estimate or allowing you to properly choose your own qualified contractors.

SHOCKING STUDIES

Recent studies by the Fort Worth Better Business Bureau revealed that a very large number of DFW contractors are asking homeowners to turn over their insurance checks to them as a deposit before any work is even done.

Many of these contractors simply disappear with the money with no intentions of completing the work.

Other studies showed that nearly 99% of DFW roofing contractors are not actual roof installers themselves.

They are simply "middle men" hiring unlicensed and uninsured "sub-contractor" crews to do the work putting homeowners at risk of injury law suits, poor workmanship and no warranty service.

BOTTOM LINE
(1) You do not need a contractor to work your insurance claim on your behalf or meet with your insurance company to get your damages approved. Its a 5 minute phone call to file a claim.

(2) Your roof is probably not about to leak. If you believe there is a possibility your roof may be damaged enough to leak, call us for a free roof inspection report before you sign anything.

(3) Always demand written estimates from contractors.

(4) Never sign anything allowing contractors to tarp your roof or meet with your insurance company. (Contingency agreements are not legal contracts in the state of Texas)

(5) Do not be fooled by the "We Will Cover Your Deductible" scam. (All Texas contractors have ways to help you with your deductible.)

NOT ONLY DO OUR CUSTOMERS NOT HAVE TO PAY DEDUCTIBLES, THEY TYPICALLY HAVE MONEY LEFT OVER OUT OF "THEIR" CLAIMS MONEY.

It's your insurance money!! Not your contractors. Demand written estimates and save $$.

HOW TO HIRE A CONTRACTOR

(1) ALWAYS gather a minimum of at least 2 written estimates for comparison and NEVER show a contractor your insurance papers or other estimates that you have received, until you have chosen the company you want to do the work.

(2) ALWAYS research the contractors customer review/complaint history and current membership status with their local Better Business Bureau.

If they are not accredited members of the BBB, or have ANY customer complaints against them, do not hire them.

(3) ALWAYS pay very close attention to the "LABOR WORKMANSHIP WARRANTY" period being offered to you.

THIS IS THE BIG ONE!! If you do not clearly see the length of the "LABOR WARRANTY" disclosed on your estimate, ask the contractor to put into writing exactly how long they are willing to fix leaks caused by the labor or installation of the roof.

("Labor warranties" are the length of time the contractor is willing to stand behind their work. Most contractors are only willing to stand behind their work for 2 to 10 years max.)

Do not be fooled by the words LIFETIME WARRANTY. They are referring to the manufactures warranty. Not the Labor.  Always ask specifically how long the "LABOR WARRANTY" is.

(4) NEVER, for any reason, pay a deposit or ANY upfront cost to a contractor until the completion of the work.

(No legitimate contractor requires upfront deposits or money down to start a project. Contractors requesting deposits or half down payments before completing the work are not real "General Contractors". This should be considered a huge warning flag.)

(5) NEVER pay a contractor until the completion of all the work specified in the contract agreement and you are 100% satisfied with all of the work.

HOW TO FILE AN INSURANCE CLAIM

In the event that you find yourself in need of filing an insurance claim against storm damage to your roof or property, you do not need your contractor to do so.

STEP 1First call us to inspect the roof to ensure that there is enough damage to file a legitimate storm claim. This is a free inspection service and we will even leave you with a free inspection report and a written estimate.

STEP 2 - If a claim is needed, call your insurance agent and file the claim. (Hello insurance agent, I need to file a claim against storm damage)

STEP 3 - Follow their guidance and explain to your agent that you do not want your contractor involved in the insurance process or to have access to your insurance papers or personal information.

5 MINUTES LATER, YOU ARE DONE!

Hang up the phone & kick up your feet. You should receive a call from your assigned insurance inspector within 48 hours. They will introduce themselves and give you a date and time that they will be out for the inspection.

WHAT TO EXPECT

From here you may chose to be home or not be home during the inspection. As long as the insurance adjuster has access around the outside of the home he or she will perform the property inspection and mail you a break down of their inspection report, along with a check payment, minus your deductible.

If there are any interior damages to your home, someone will need to be home to let them inside for the inspection.

INSURANCE APPROVED

Once everything has been approved by your insurance company simply compare our written estimate to theirs and make sure you have been paid enough to complete the work.
